Frequently Asked Questions

What areas do you serve?

We offer our services to Saint Simons Island, Sea Island, Brunswick, Glynn County, and sounding counties.

Why do I need an architect?

The architect is the one professional who has the education, training, experience, and vision to guide you through the entire design and construction process, from helping you define what you want to build to helping you get the most for your construction dollar. Whether you are remodeling, adding on, or building from scratch, we work with contractors to help you bring your vision to life within your budget and time frame.

Don't architects add substantial cost to a project?

While it's true that architects' fees are an additional project cost, hiring an architect can actually save you money in many ways. Architects monitor your budget and negotiate to get the best materials and workmanship at a good price. An architect's design can reduce energy and maintenance costs, and provide an efficient layout so that you don’t overbuild what you really need. We also spend time planning and fully developing your ideas to avoid changes once construction is underway.

When should I hire an architect?

If you are thinking of remodeling, adding on, or building from scratch we recommend consulting with an architect that has the engineering skills and expertise to help you make the best decisions before, during, and after the construction process.

What happens at our initial meeting?

During our meeting, we take our time to ask questions and learn about you and your upcoming project’s scope of work. We discuss the preliminary budget goals and the time frame you would like to complete the project.

What is involved in the design process?

The design process is meant to be fun, engaging, and democratic. It involves sketches, drawings, computer models, lots of ideas (both good & bad) materials, thorough analysis, and good humor.

The following are steps we’ll be taking together as we design your home:

Phase 1 Pre-Design: Site analysis, programming, existing conditions budgeting, and code review.
Phase 2 Schematic Design: Basic design concept generation.
Phase 3 Design Development: Refinement of the selected design concept from Phase 2.
Phase 4 Construction Documents: Detailed drawings, schedules, and specifications.
Phase 5 Bidding or Pricing: Aid in contract award and negotiation with GC
Phase 6 Construction Observation: Oversee construction & administration of the contract.

What do I need to know when it comes to planning permission?

We help and guide you through this process. We draw up the plans based on council guidelines and organize any paperwork and arrangements for the construction project.

Do you know builders and interior designers?
